Tucson Rent Trends

Zillow’s historical data shows that Tucson metro rents declined modestly through December 2025 before gradually increasing during much of 2026. September brought a slight decrease, from approximately $1,490 in August to $1,488.

Despite the recent upward movement, annual rent growth remained modest at 1.6%, below the national rate of 2.7%. The overall pattern suggests gradual improvement rather than a rapid increase in rents.

For property owners, the broader trend provides useful context, but the asking rents and availability of comparable properties remain more important when determining an appropriate rental price.

What Changed This Month?

September brought a modest decline in typical Tucson metro rents after several months of gradual increases.

Zillow reported a 0.1% month-over-month decrease, while rents remained 1.6% higher than a year earlier.

The latest figures do not indicate a significant shift in market conditions. Instead, they suggest that Tucson continues to experience relatively modest rent growth, with month-to-month fluctuations.

For landlords, there is little reason to change pricing expectations based on a single month’s movement. Current rental competition remains a more useful guide.

What Does This Mean for Tucson Landlords?

Our overall approach remains largely unchanged.

With rents growing modestly, competitive pricing and property condition remain important factors in attracting qualified renters.

Owners should evaluate their asking rents against comparable available properties rather than relying on general market appreciation to support higher pricing.

At Rentals America, we also emphasize the importance of preparing a property thoroughly before marketing. Cleanliness, maintenance, presentation and attention to smaller details can influence a prospective resident’s impression of a home.

When a property isn’t generating sufficient activity, adjusting to current market conditions can often be preferable to allowing additional vacancy while holding out for a higher rent.

Tucson Rental Market Outlook

For now, the Tucson rental market appears relatively stable, with modest annual rent growth and limited month-to-month movement.

Although September brought a slight decline, one month’s change is not enough to establish a sustained downward trend. The historical series shows gradual rent increases since late 2025.

We’ll continue monitoring whether rents remain relatively stable or begin developing a clearer direction in the coming months.

Individual rental properties can perform differently depending on location, condition, amenities and competing inventory. Results in Tucson, Oro Valley, Marana and other parts of the metro may not reflect the metropolitan average.
