Rentals America charges a flat $99 per month for full-service property management. Discounts are available if you have multiple properties.
We believe property-management pricing should be easy to understand, so our pricing is designed to be straightforward without confusing service tiers or hidden add-ons.

What does the monthly management fee include?
Full-service management includes a dedicated property manager, rent collection, resident communication, maintenance coordination, inspections, lease enforcement, accounting, owner reporting, emergency response, and the ongoing management of your resident and property.
Leasing and lease renewals have separate fees.

How much does it cost to find a resident?
Our initial resident-placement fee is one-half of one month's rent.
That includes rental marketing, professional photography, property showings, applicant screening, lease preparation and signing, and move-in coordination.
The placement fee is due after we've successfully rented your property.

Is there a lease renewal fee?
Yes. Our current lease renewal fee is $300.
As part of the renewal process, we'll review the tenancy and current rental-market conditions, discuss the renewal with you, communicate with the resident, and prepare the appropriate renewal documents.

Am I locked into a long-term property management contract?
No. Our Satisfaction Guarantee allows you to cancel property-management services without a cancellation penalty.

Do I need landlord insurance?
You should discuss appropriate landlord coverage with a qualified insurance professional.
A standard owner-occupied homeowner's policy may not provide appropriate coverage after your home becomes a rental. It's also important to understand your liability coverage, deductibles, exclusions, and any requirements specific to a rental property.

What if my property has a home warranty?
Just provide your property manager with the warranty company's current information and coverage details.
When appropriate, we'll coordinate covered repairs through the home-warranty provider. Keep in mind that the warranty company controls its own service timelines, vendors, coverage decisions, and deductibles.

That means you don't have to collect rent or personally pursue a resident when a payment issue arises.

When do I receive my rental income?
We distribute owner funds each month with the goal of having them arrive in your account on the 10th, or the next business day.
If there are pending repairs or other property expenses, we'll hold sufficient funds in your property's account to cover those items before making the distribution.
You can also use the Owner Portal to view financial statements, income, expenses, and other property information.

What happens if a resident doesn't pay rent?
We follow established procedures for late rent, resident communication, required notices, and further action when necessary.
Most payment issues don't result in eviction. If a serious delinquency can't be resolved, we'll coordinate the appropriate next steps in accordance with the lease and applicable Arizona requirements.
For additional peace of mind, our Eviction Protection Guarantee helps protect owners from qualifying eviction-related legal expenses if an eviction becomes necessary for a resident we placed.

Maintenance & Protecting Your Property

How does Rentals America handle repairs and maintenance?
Residents can report maintenance issues through our maintenance system, including emergency requests.
For routine repairs within your authorized limit, your property manager can generally proceed without requiring you to approve every small repair. For larger items, we'll contact you and, when appropriate, obtain additional estimates.
The goal is to resolve routine issues efficiently while keeping you involved when there's a significant expense or decision to make.

What is a maintenance reserve?
A maintenance reserve is money maintained in your property-management account so routine repairs can be handled without waiting for additional funds to be transferred.
Our standard maintenance reserve is $500.

Does Rentals America mark up repair invoices?
No. We do not add a maintenance markup to vendor invoices. The amount billed by the vendor for the repair is the amount charged to your property.

Can I use my own contractor or vendor?
Yes. If you have a preferred vendor or would like to handle certain repairs yourself, just discuss it with your property manager.
The vendor will need to be appropriate for the work and satisfy any applicable licensing, insurance, scheduling, access, or other requirements.

Rental-property emergencies don't always happen during business hours. Residents have access to after-hours emergency maintenance support, so urgent issues can be addressed when our office is closed.
When an emergency is reported, we evaluate the situation and coordinate the appropriate response based on the nature and urgency of the problem. This helps protect your resident and your property without requiring you to personally handle late-night or weekend maintenance calls.
